Over the past 10 years, housing prices in Sofia have tripled, and in large cities more than doubled. This is according to data from one of the largest brokerage companies on the Bulgarian market.

"If in 2015 in Sofia you could buy a home with an average price per square meter of around 715 euros, then in 2025 the average price is already 2200 euros. In Varna in 2015 you could find a home for 680-700 euros per square meter, now the average price is around 1520-1550 euros per square meter. In Plovdiv it has jumped from 550 to 1390 euros per square meter," the company's executive director Yavor Peychev told the Bulgarian National Radio.

This year alone, property prices are expected to grow by 15%. Bulgarians are buying larger homes and increasingly houses.

However, 20% of potential buyers are already withdrawing from the market due to high prices.

"Housing will become increasingly unaffordable. This is a trend that we can see in every other country that has joined the eurozone," says Peychev.
